SEO for window cleaners

SEO for window cleaners that wins the rounds, storefront routes and high-rise contracts you want — with proof Google and customers can trust.

Window cleaning searches are crowded. A customer types “window cleaner near me”, “window cleaning [town]” or “commercial window cleaning [city]” and sees ads, the map pack and directories before they reach a real window cleaner — in most UK towns we checked, directories took 3 to 6 of the top 10 results. Window cleaning SEO is the work that gets you past that crowd: a Google Business Profile that follows Google’s rules, a page for each service and real pages for the areas you cover, structured data that names your credentials, consistent business details, and reviews earned the right way. We do it for window cleaning and window washing companies in the US, Canada and Australia and window cleaners in the UK, and we report from your own data.

The short answer

What is window cleaning SEO?

Window cleaning SEO is the work that gets a window cleaner or window washing company found on Google — in the map results, the ordinary results and AI answers — by people looking for the work you want. It covers your Google Business Profile, a page for each service such as residential, storefront, high-rise, gutters and solar panels, real pages for the towns you serve, structured data that tells Google what you do and which credentials you hold, your business details shown the same everywhere, and a steady flow of genuine reviews.

The top pages on window cleaning SEO and SEO for window cleaners cover Google Business Profile setup, asking for reviews, service and city pages, speed, click-to-call and local links. Those are the foundations, and one of them rightly warns against near-copy town pages. What none of them deal with is that Google’s rules catch window cleaners who show a home address or put “Window Cleaner [Town]” in their business name, that “licensed and insured” with nothing behind it does not win a property manager, that review incentives break the rules, or which schema type to use. That is what this page is about.

Keywords

Which searches bring window cleaning customers?

Window cleaning searches split by customer, height, add-on and country. A one-van residential round and a rope-access firm target different people, so a good plan starts with the searches closest to the jobs you want.
Search typeExampleWhat wins it
Local residentialwindow cleaner near me, window cleaning [town], window cleaners [suburb]A complete profile, a real service area, and a home page that says what you do where
Commercial and storefrontcommercial window cleaning [city], shopfront window cleaning, office window cleaningA commercial page with route schedules, site surveys and the paperwork managers ask for
High-risehigh rise window cleaning [city], rope access window cleaning, abseil window cleaningA page per access method with named credentials and an honest height range
Add-onsgutter cleaning [town], solar panel cleaning, conservatory roof cleaningOne page per service, with what is included and a price range
Cost and comparisonhow much does a window cleaner cost, how often should windows be cleaned, water-fed pole vs traditionalHonest guides with real price ranges and what changes them
Country wordswindow cleaner, window cleaning round (UK); window washing (US, CA); lavage de vitres (Québec); window cleaners [suburb] (AU)Pages written in the words and spellings used where you work
Area pages

How should a window cleaner build town and area pages?

Only for places you really serve, with something real to say about each. A good area page names the streets or suburbs on your round, the day you are usually there, local conditions that change what the glass needs — coastal salt, hard water, pollen season, leaf fall in the gutters — and reviews and finished work from customers there.

What fails is dozens of pages with the same text and a new town name, which Google treats as doorway pages — and long keyword-stuffed suburb lists, which we saw on several of the sites we reviewed. We write fewer, better pages, link each one to the matching service pages, and add new areas as your round grows. For how far your service areas should reach, see local SEO.

Google Business Profile

How should a window cleaner set up its Google Business Profile?

Following Google’s guidelines, which catch window cleaners out in three places. The name must be your real business name — adding “Window Cleaner Leeds” or “Best Window Washing Dallas” breaks the rules and risks suspension, even though exact-match names are common in this trade. If customers do not visit you, hide your home address and list the areas you serve; a home shown as a shop, or a virtual office, puts the listing at risk. And a profile is for a real location, so extra profiles in towns where you have no staffed premises are not allowed.

Choose the primary category that matches most of your work, such as window cleaning service, and add others such as gutter cleaning only for services you really offer. Post finished jobs, your vans and team photos, so the profile looks active when people compare window cleaners.

Beating the crowd

How does a window cleaner compete with directories and franchises?

Directories, trade-review sites and national franchises take much of page one for window cleaning searches. An independent window cleaner wins by being easier to trust and easier to book.

Structured data

What structured data should a window cleaning website use?

Schema.org has no window cleaning type, so we use LocalBusiness or HomeAndConstructionBusiness and fill in the details that make your firm checkable. None of the top-ranking window cleaning SEO pages we read named a type at all.
PropertyWhat it tells Google
@typeLocalBusiness or HomeAndConstructionBusiness, with a description that says window cleaning
hasCredentialRope-access, lift or height-safety credentials with the issuing body — the same ones shown on the page
address and areaServedYour real premises or the areas you serve, matching your Google profile
legalName and identifierYour registered company name and number, or ABN, where you have one
hasOfferCatalogThe services you offer — residential, commercial, high-rise, gutters, solar — matching your pages
knowsLanguageThe languages you work in, such as French in Québec
review markupLeave it off your own business page: Google’s review snippet rules do not show stars for reviews a local business publishes about itself
Reviews and claims

What are the rules on window cleaning reviews and claims?

Ask every customer after the clean, never buy reviews, and never fake them — Google’s own policies prohibit incentives and fake engagement. In the US, the FTC’s rule on consumer reviews bans fake reviews, buying positive reviews and suppressing negative ones. In the UK, the CMA treats fake and concealed incentivised reviews as unlawful. In Australia, the ACCC bans fake, selectively edited and undisclosed-incentive reviews, and in Canada the Competition Bureau warns that reviews by staff or owners that hide the connection can breach the Competition Act.

Claims follow the same logic. “No.1”, “best in town”, “streak-free for 8 weeks” and “chemical-free” need evidence under the FTC’s guidance, the UK CAP Code and Green Claims Code, Canadian green-claim rules and Australian consumer law. In our review, about 15 of 79 Australian sites had review counts, years or hours that contradicted each other — a quick way to lose a careful customer. We write specific, provable claims instead — years trading from your founding date, ratings with platform and count, credentials you hold — and set up a simple request routine after each clean.

FAQ

Questions we get asked

How long does window cleaning SEO take to work?
Profile and technical fixes can show within weeks; new service and area pages usually take a few months to build momentum, depending on competition where you work. Nobody can honestly guarantee rankings — the audit tells you where you start.
How much does window cleaning SEO cost?
It depends on how many areas and services you want to target and how competitive they are. We quote after the audit, so you know exactly what is included before you commit.
We run our round from home. Should our address show on Google?
No. If customers do not visit you, hide the address and list the areas you serve. Your home shown as a shop, or a virtual office, breaks Google’s rules and can get the profile suspended.
Should we create a page for every town on our round?
Only for towns you really serve, with real detail: your round days, local conditions and work you have done there. Pages that repeat the same text with new town names are what Google calls doorway pages.
Does SEO work differently for UK window cleaners?
The foundations are the same, but the words and proof change: “window cleaner” and “window cleaning round” rather than “window washing”, prices including VAT, your public liability amount, and your company number where you are a limited company.
Will window cleaning SEO help with AI search answers?
Yes. The same foundations — consistent business details, clear service and area pages and genuine reviews — are what AI assistants rely on. See AI search optimization.
Do we need a new website for window cleaning SEO?
Not always. If your current site is fast and easy to edit, we work with it. If it holds you back, see window cleaning website design.
