Talk first, no paperwork
A call or a coffee to go over your saved neighborhoods costs nothing and commits you to nothing. Walking into a public open house on your own needs no agreement either.
Most buyers start with listings and end up somewhere they never meant to live. Start here instead: swipe through eight Nashville-area neighborhoods, keep the ones that fit your days, and we turn your saved cards into a tour plan.

You'll hear "buying with an agent is free". It isn't quite that simple any more, so here is the whole thing in three steps, before you spend a Saturday touring.

Before we show you a home, in person or on a live video tour, we both sign a short agreement. It states exactly what we are paid, how long it lasts and what we do for you. The amount is negotiable and can't be open-ended.
A seller may agree to cover some or all of it. You can ask for that in your offer. Anything left is paid by you at closing, and we can never receive more than the agreement says.
Yes. The agreement can cover a single home or a single day. It still has to be signed before that tour, and it still states the pay.
No. Fees are negotiable and agreed in writing. We'll explain what changes the number, such as price range or how many areas you want to cover.
We are capped at what your agreement says. Any extra a seller offers can go toward your closing costs instead, if the lender allows it.

(615) 555-0142We saved three neighborhoods, toured eleven homes over two weekends and never once looked at a place we'd have hated driving to.

Theo talked us out of a commute we'd have regretted. Moved from Chicago without ever feeling rushed.
