Leak detection specialists · Tempe & the East Valley

Find the leak before you open the wall.

We locate hidden and slab leaks with thermal imaging, acoustic listening and moisture mapping, then mark one spot to open. Try it: drag the lens across this bathroom wall.

Detection methods

Three tools. Each one sees something different.

No single tool finds every leak, and anyone who says otherwise is overselling. Here is what each method can and cannot tell us, in plain terms.

Thermal imaging

An infrared camera maps surface temperature. Hot-water leaks show as warm blooms; wet drywall often reads cooler as it dries.

Good at findingHot-water line leaks in walls and floors, wet patches spreading under paint, radiant-floor faults.
LimitsIt cannot see through walls; it reads the surface only. A cold spot can also be a draft or missing insulation, so we always confirm with a second method.

Acoustic listening

Ground microphones and amplified sensors pick up the hiss of water escaping a pressurized pipe, even under a concrete slab.

Good at findingSlab leaks, supply lines under floors, service lines in the yard, and pinholes in copper.
LimitsIt needs pressure, so it struggles with drain lines. Plastic pipe and a noisy house (AC, traffic) carry less sound, which can widen the search area.

Moisture mapping

Pin and pinless meters measure moisture inside drywall, wood and subfloor, so we can draw where water has traveled.

Good at findingHow far damage has spread, whether a wall is still wet, and proof the area dried after the repair.
LimitsIt shows what is wet, not where the water came from. Metal studs and foil backing can give false high readings.
When those three are not enough, we add a pressure test to confirm which line is losing water, tracer gas for very slow leaks, and a camera for drain lines. Each method is listed on your report, so you know how we reached the answer.

What are you noticing at home?

Pick everything that applies. You get a likely cause, the method we would start with, a sample price range and how urgent it looks. It is a guide, not a diagnosis.

Ranges you can plan around.

Every price here is an example for this concept. On a real site these would be your own figures. Detection is quoted as a flat fee before we start; repairs are quoted after we find the source.

What changes the price

  • Access: tile, stone and concrete take longer than drywall.
  • How many lines we need to isolate and test.
  • Pipe material: copper, PEX, CPVC or older galvanized.
  • Night calls (8 pm–7 am) add $125. Weekends do not.
  • Drywall, tile and flooring restoration is quoted separately, and we say so up front.

Insurance claims

A report your adjuster can actually use.

Most claims stall on one question: what caused the water, and when? Our report answers it with evidence, not opinion.

  1. Call your insurer first, if you plan to claimAsk whether they need to send an adjuster before any opening is made. We will wait if they do.
  2. We locate and documentThermal and visible photos of the same spot, moisture readings on a sketch of the room, and the method used.
  3. You get the report, usually within 24 hoursA PDF with the cause as found, pipe type, location, timeline clues and our license number.
  4. Send it on, or have us talk to the adjusterWe answer technical questions and can meet the adjuster on site at no extra charge.
The honest part: we document what we find; your insurer decides coverage. Many policies treat a sudden pipe break differently from a slow leak, and some pay for access and water damage but not the pipe itself. Your policy wording decides, so read it or ask your agent.

FAQ

Straight answers.

Can a thermal camera see through my wall?

No. It reads the temperature of the surface. Water inside the wall changes that temperature, which is what we see. That is why we confirm with moisture readings or a pressure test before marking a spot.

What does "no find, no detection fee" mean?

If we cannot locate the leak on the visit, you do not pay the detection fee. It does not cover repairs or parts, and it does not apply if we cannot reach the area (for example, a locked unit or furniture we cannot move).

Do you fix the leak too?

Yes. We are a licensed plumbing contractor, so we can repair or reroute the line the same day in most cases, with a fixed quote first.

Water is coming through the ceiling. What do I do?

Turn off the main water valve (usually near the meter or where the line enters the house) and switch off the water heater. Stay away from wet light fixtures, outlets and any sagging ceiling, and turn off the power to that area at the breaker only if you can reach it safely while dry. Then call us or another licensed plumber.

Do you offer financing?

For repairs and reroutes over $1,000, monthly payment plans are available subject to approval. Detection visits are paid on the day.

Stop guessing where the water is going.

Book a detection visit. You get a fixed fee up front, one marked spot, and a report you can keep.
