Clause 7 · OutgoingsIllustration only: invented sample clauses, not advice on any real contract.

Every business signs the same handful of documents at the same moments. Pick where you are and see what we review, what it costs, and what can change the price.
The total you see includes GST. We confirm the fixed fee in a written costs disclosure once we have seen your documents, and we tell you before any extra work begins.
For a new shop, office or warehouse lease up to 40 pages.
Not included: negotiating with the landlord’s lawyer (quoted separately), registration fees.
Start a Lease CheckCompany set-up for two to four founders who want the basics right.
ASIC registration fee passed on at cost. More than four founders or share classes: we quote first.

Plan a saleAll prices on this page are samples for a design concept. A real firm would set its own fees and give a written costs disclosure as required in South Australia. Fees can change if the document is longer, the other side’s lawyer makes many rounds of changes, or the matter turns out to be urgent.
The redline at the top of this page is what you get back: the clause, our changes and a note in the margin explaining each one in plain English.
Upload it or email it. We run a conflict check first, then confirm the fixed fee in writing.
A lawyer reads every page and redlines it. You see each change and the reason for it.
A call to agree what matters to you and what you are happy to let go.
Sign, negotiate or walk away. If you want us to negotiate, we quote that before we start.
You deal with the lawyer doing the work. These people are invented for this design concept.

Margot spent a decade on the landlord side of retail leasing before starting the firm. She knows which clauses landlords expect to give up, and which they will not.

Tom grew up in his family’s deli on the Parade and works with founders, family businesses and small investors on who owns what and what happens when someone leaves.

Our office is a short walk from the Adelaide Central Market tram stop. Most reviews are done by email and a video call, so it doesn’t matter whether you trade in the CBD, the Barossa or Mount Gambier.

Straight answers to the questions business owners ask us first.
No. The clauses are invented to show how we work. Every lease and agreement is different, and the right change depends on your business, the other party and the law that applies. This website is general information only.
It is the fixed fee for a typical document of that kind. If yours is much longer, unusual or urgent, we tell you the fixed fee before we start. You never get a bill you did not agree to first.
No one can promise that. We tell you which changes are commonly accepted, which are worth pushing for and which may cost you goodwill, so you can decide what to ask for.
It might be. In South Australia some shop leases fall under retail leasing laws that change what a landlord can charge and must disclose. Checking which rules apply is the first thing we do in a Lease Check.
Only after we have run a conflict check, sent you a costs disclosure and you have agreed to go ahead. Sending an enquiry does not make you a client, so please don’t send confidential details until we confirm.
We first need to make sure we don’t already act for the other side. Tell us who is involved, then we will ask for the document.
