A cleaning spec you can actually read.

Most janitorial bids are a price and a promise. Ours is a page: every task, how often, how many crew hours and what it costs. Build a sample one for your building.

spec

Your real spec is written after a free walkthrough. Floor types, restroom count and access hours change the hours, and so the price.

02 · What's in every spec

Four things a bid usually leaves out.

We put them on paper so your office manager, your landlord and our crew are all reading the same page.

01

Every task, named

"Clean restrooms" becomes six lines: fixtures, mirrors, dispensers, partitions, floors, drains. If it's not on the spec, we won't pretend it was.

02

Real frequencies

Daily, weekly and monthly are split out, so you can see that vents get dusted once a month, not "regularly".

03

Crew hours

You see the hours we price on. If a bid is much cheaper, check whether the hours are there to do the work.

04

Access and sign-off

Who holds keys and alarm codes, when the crew arrives and leaves, and who on your side signs the monthly walk.

03 · Supervisor check-ins

The spec gets checked, not filed.

A supervisor walks your building against the spec every week and scores it line by line. You get the report, including the misses.

  1. Weekly walkA named supervisor checks 20 random spec lines, at night while the crew is on site.
  2. Photo on every missAnything that fails gets a photo and a fix-by time, sent to your contact.
  3. Monthly sit-downFifteen minutes with your office manager to change the spec as your space changes.

04 · Buildings we clean

05 · Paperwork on request

Proof you can file.

Every claim below comes with a document we'll email your facilities or insurance contact before the first night.

Certificate of insurance

General liability, commercial auto and Wisconsin workers' comp. We can name your company or landlord as additional insured.

$2M general liability · sample

Janitorial bond, explained

"Bonded" means a surety pays you if one of our employees is found to have stolen from your premises. It doesn't cover damage or accidents. That's what the liability policy is for.

Background checks and staff

Every cleaner is a W-2 employee, not a subcontractor. Before hiring, a screening company runs a county and national criminal search with the person's written consent, as federal FCRA rules require. Results are reviewed case by case under Wisconsin fair-employment law, and checks are repeated every two years.

Green products, plainly

Green Seal certified cleaners (sample)

Our general-purpose, glass and restroom cleaners are certified to the Green Seal GS-37 standard for cleaning products.

What it means: the products, not our company, meet a published standard for health and environmental limits.
What it doesn't: disinfectants are EPA-registered pesticides. We use them where your spec needs them, and we won't call them "green".

"The spec settled an argument with our landlord in five minutes. It says what gets done and when, and the weekly report shows it did."

"They asked which disinfectant we use and how long it has to sit. Previous crews never asked. Our infection-control audit went smoothly."

"One rough week in February with salt on the floors. They sent photos, fixed it the same night and added an entry-mat line to our spec."

Questions

Before you ask for a bid.

Why show crew hours?

Because hours are what you're really buying. Two bids at the same price can hide very different hours. With ours on the page, you can compare like for like.

Is the builder price a quote?

No. It's a sample to show how the spec is built. A real price comes after a walkthrough, because floor types, restroom count, access and how busy the space is all change the hours.

Do you handle medical waste or sharps?

No. Regulated medical waste and sharps stay with your licensed hauler. We clean around them and follow your clinic's written procedures.

Can we change the spec later?

Yes. At the monthly sit-down, or any time by email. Changes show as a new version number on the spec, so everyone knows which one is current.
