Warranty coverage, by year

Slide to any year after move-in.

New homes in Ontario come with three layers of statutory warranty. Move the slider and watch which ones are still running, what each covers, and how you'd report a problem in that window.

years after move-in
3 of 3 running

Each ring fills as its coverage period runs. Grey means that layer has ended.

1-year coverage

Running

The basics: the home is built with good work and materials, is fit to live in, and meets the Ontario Building Code.

  • Defects in work and materials, like sticking doors or failed caulking
  • Building Code issues and unapproved substitutions
How to report: email us the issue with a photo any time. In year 1, list items on Tarion's 30-day and year-end forms so they are on record.

2-year coverage

Running

The systems and the shell: things that let water in or keep the house running.

  • Water coming through the basement or foundation walls
  • Defects in electrical, plumbing and heating distribution
  • Cladding that detaches or deteriorates; envelope leaks
How to report: tell us first, then use Tarion's second-year form in the last 30 days of year 2.

7-year major structural

Running

The bones: defects in work or materials that cause a load-bearing part to fail, or that seriously affect how you can use the home.

  • Structural failure of framing, foundation or beams
  • Defects that make part of the home unusable
How to report: call us the same day, then file a major structural defect claim with Tarion.

Lot to keys

Five rooms, one plan.

Every build follows the same five stages. Weeks are typical for a 2,800 sq ft home on a serviced lot Sample; rural septic lots and winter starts add time.

01

Lot walk

We walk your lot, check zoning, grades, services and setbacks, and tell you honestly what fits.

We file the building permit with your municipality and handle inspections. You get a named site lead, a weekly photo update and a walk-through at framing and drywall.

You'll never chase us for news: the update lands every Friday, rain or snow.

What owners say

Years later, still answering the phone.

A downspout pooled water against the foundation in our second spring. Dana's crew regraded it within the week, no argument.

The fixed price was the price. The only change was one we asked for, and they quoted it in writing first.

Friday photo updates kept us sane while we were still in Toronto. We knew about the frost delay before we had to ask.
